REGULATIONS

THE WEEK FROM 11/08 TO 18/08 CAN BE RESERVED ONLY TOGETHER WITH THE NEXT OR THE PREVIOUS ONE (02-16/08 or 9-23/08)

CHECK IN: SUNDAY  5.00 PM - 8.00 PM

CHECK OUT: SUNDAY 09.00AM

IT IS POSSIBLE TO CHECK IN AT ANOTHER TIME ONLY WITH EARLIER AGREEMENT.

OBLIGATORY ADDITIONAL COSTS (to be paid in agency)

EXTRA COSTS: € 25, 00 each person weekly for electricity, water, gas, sheets and towels. The exchange of the sheets and towels is weekly and will be in agency;

FINAL CLEANING: € 40, 00 two-rooms flat; € 45, 00 three-rooms flat. € 60, 00 more-rooms flat, house and attic; the cooker shall be clean by check out (otherwise will be charged € 30, 00);

CAUTION MONEY (will be refunded by check out)  € 150, 00

Air conditioning:  two-rooms flat € 70.00 for week; three-rooms flat € 100.00 for week;

 

COST OF EXTRA SERVICE (on request at reservation but to be paid in agency):

TV Color: €. 25,00 for week (if available)

Reserved Car Parking:  €. 50,00 for week (if available)

Extra sheets: € 8, 00 per person;

Extra Towels: € 8, 00 per person;

Pets: see lease agreement point 9. Will be charged € 35.00 for disinfection of the flat.

NOT AVAILABLE: cradle, blankets and tablecloths.

HOW TO PAY THE RENT

At the reservation time you will receive the copy of agreement by fax/mail. You shall send it back signed by fax/mail with the copy of identity card and receipt of advance money transfer. The advance is the 35% of the total rent and is to paid in the course of 3 days from the receipt of the agreement’s copy. Payable with money transfer to the bank account (see the lease agreement).

The second instalment (see the lease agreement) is to paid at least 15 days before the agreement starts, with money transfer to bank account like hereof. In case of delay and if the lessee fails to pay the agreement will be cancelled except the eventually damages. 

RENUNCIATION

The advance is also earnest money (ex art 1386 del Codice Civile) will be kept by the lessor if the lessee withdraws not less than 30 days before the agreement starts. The lessee has to pay 50% of the total rent if he withdraws in the period from 29 to 15 days before the agreement starts. The lessee has to pay 95% of the total rent if he withdraws less than 15 days before the agreement starts.

If the lessee will not be present at the day of start the agreement or will waive during the term of agreement, will not be paid any refund.

N.B. The agreement is not valid without the receipt of advance money transfer. 

REGULATIONS FOR THE FLAT/HOUSE

The house/flat owns furniture, cutlery and other additional features, due the owner taste. Upon the expiration of the agreement’s term the lessee shall surrender the house/flat in as good state and condition as they were at the commencement of this Agreement, reasonable use and wear excepted. The leesse is responsible for the damages made in the flat/house during the agreement time even if they were not declared at the end of agreement term by lesee or his guest (see point A of agreement). Nonsolomare s.r.l is entitled to damages which are founded in the course of 7 work days after the end of agreement even if the caution is already given back. 

The cooker shall be clean by check out (otherwise will be charged € 30, 00); 

The whole sum of caution money (which is necessary for all our agreements) will be given back only if there aren’t any damages in the house/flat. 

The lessee has to pay every kind of damages caused during the agreement’s term (missed profit and accruing damage) due Civil Code. In case when the cost of damages will be higher than the caution the lessee has to pay it on the day of check out or in the course of 7 days from the check out day.  If the lessee will fails to pay, Nonsolomare s.r.l. has the right to proceed legally for the purpose of recovering costs, damages and interests.

If the house/flat will be not possible to let because of the damage, the lessee has to pay the rent for the period which will be necessary to repair damages.

The lessee has 24 hours time from the check in to report eventually mistakes in the list with furniture, cutlery and other additional features, which is made at the moment of start agreement (see point 2 of the lease agreement).

The lessee can not let the house/flat or some its part to any other person. The lessee can not give accommodation in the house/flat to any other person than (see note A), otherwise the Agreement will be cancelled and will not be paid any refund. 

It is not allowed to have the animals in the house/flat and any his parts. Apart of house/flat where the agreement consent it (see point 9 lease agreement) 

RESPONSIBILITY

Nonsolomare s.r.l. and his agents are not responsible for any kind of damages and accidents which happen to the things and people during the agreement’s term (injuries, theft, burglary, loss of personal things, carelessness of service people and any problems which are caused by deletes).

The lessee is legal responsible for all kind of damages which happen to the house/flat, things, people and relieve the lessor from all responsibility.

If the lessee want to raise some objections for agreement, has to give a notice as soon as possible during the agreement term otherwise they will not be valid.

The Nonsolomare s.r.l, his agents and the owner of the house/flat are not responsible for any kind of defects which not depend from them, unexpected and unforeseeable. 

The lessee has the right to complain about defects during the agreement’s term and in the course of 10 work days from the end of the agreement. The lessee has to use the registered letter with delivery note.

 OTHER RULES

1. Don’t leave open the water tap to avoid damages. It is not allowed to use the running water to clean the car.

2. Don’t make dirty the walls and mattresses. Don’t put in the water-closet pampers, sanitary towels, napkins and all kind of paper which is different from toilet paper to avoid damages.

3. The house/flat is supplied with counter ENEL low power, for this reason don’t switch on at the same time water heater, hairdryer and other electrical resistances.

4. The kitchen is supplied with gas bottle. Please close it with attention every time after use.

5. If the gas bottle is to change please let us know.

6. Report us all damages and defects during the first 24 hours of your stay in the house/flat

7. The cooker shall be clean by check out, don’t leave the dirty plates. At the end of stay please put together bed linen.

8. In the house/flat can not stay more persons than it is in the lease agreement.

9. Don’t disturb the neighbours form 2pm till 5 pm and from midnight during the night.
